Historic Macclesfield Pub Hits the Market After Sudden Closure

A well-known Cheshire pub has been put up for sale just weeks after shutting its doors for good, marking the end of another chapter in Britain’s continuing pub closure crisis.

The Butley Ash, a prominent pub on London Road on the outskirts of Macclesfield, has officially been placed on the market with an asking price of £950,000 after being closed by Greene King.

A Familiar Landmark Falls Silent

For many local residents, The Butley Ash was more than simply a roadside pub.

Known for its traditional “olde-worlde” layout, generous beer garden and large car park, the venue occupied a highly visible position on one of the main routes into Macclesfield. The property includes:

  • A spacious main bar with around 65 internal covers
  • Commercial kitchen facilities
  • Detached garage
  • Beer garden
  • Car park for approximately 45 vehicles
  • Additional unused land

The combination of size and location makes it an attractive opportunity for an experienced operator or hospitality investor.

Closure Confirmed by Greene King

The sale follows Greene King’s confirmation that both The Butley Ash and the nearby Rising Sun had permanently closed after a staff consultation process.

In a statement, the company thanked customers for their support and said it hoped to welcome them into other pubs in the area.

What Happens Next?

With a guide price of £950,000, the future of the Butley Ash remains uncertain.

There is hope among many pub supporters that the building will continue as a hospitality venue rather than being converted for another use. In towns across the UK, communities are increasingly concerned that once a pub closes, an important piece of local heritage can be lost forever.

Why Pub Closures Matter

Every pub closure represents more than the loss of a business.

Pubs provide:

  • Community meeting places
  • Employment opportunities
  • Support for local charities and events
  • Social connections that help combat loneliness
  • A vital part of Britain’s cultural identity

When a long-established venue falls silent, communities lose a space where friendships are formed and memories are made.

Pub Social’s View

The closure of The Butley Ash is another reminder of the pressures facing pubs across the country.

While the property’s sale presents a potential opportunity for a new operator, many locals will be hoping the building remains what it has always been at heart — a place where people come together over a pint.
